Booking Conditions and Cancellation Policy - Bobbin Cottage, South Street, Gargrave
BOOKING CONFIRMATION AND PAYMENT
1.
- (a) When the owner issues a booking confirmation form for the property to the Holidaymaker, a binding contract shall exist between the Holidaymaker and the Property Owner subject to these booking conditions.
- (b) A booking confirmation form will be issued to the Holidaymaker once a verbal or written request, containing full contact details, has been received by the owner. Where the booking is made for 7 days or longer, and starts more than 6 weeks after the date the booking is made, a deposit will be required.
- (c) 50% Deposit
The booking confirmation form will be sent together with a request for a deposit of 50% of the total rental charge for the agreed booking (e.g. if the total rental charge = £227, then the 50% deposit required = £113.50). The deposit must be paid within 28 days of the date the booking was made, if it is not received by the owner within 28 days the booking will be cancelled.
- (d) Outstanding Balance
The balance of the rental charge must be paid to the owner 6 weeks (42 days) prior to the beginning of the rental period.
- (e) Short Breaks
Rental charges for bookings of less than 7 nights are payable in full within 28 days of the date the booking was made. If the owner has not received the rental fees by the due date, an 'overdue reminder' letter will be sent to the Holidaymaker. If no fees have been paid 35 days after the date the booking was made, the booking will be cancelled. The Holidaymaker shall have no claim against the owner for any type compensation.
- (f) Late Bookings
If the booking is made less than 6 weeks before the beginning of the rental period, a deposit will not be requested. Instead, the total rental charge must be paid in full within 14 days of the date the booking was made, or no later than 7 days before the beginning of the rental period, whichever date is sooner.

CHANGES BY THE HOLIDAYMAKER

Upon receipt of the booking confirmation form, the Holidaymaker should immediately check the details of the booking and charges, and notify the owner straight away if changes are required.
CANCELLATION BY THE HOLIDAYMAKER

- (a) The holidaymaker should notify the owner immediately and in writing of any intention to cancel the holiday booking.
- The cancellation will take effect only once the owner has received written confirmation from the Holidaymaker;
- (b) If Bobbin Cottage remains available (not booked) for the cancelled rental period, the owner shall retain the right to withhold any monies already paid to them by the Holidaymaker. These monies shall be forfeited by the Holidaymaker.
- (c) If Bobbin Cottage is booked by a new holidaymaker for the cancelled rental period, monies already paid, less the deposit, will be refunded to the Holidaymaker no sooner than 2 weeks after the end of the cancelled booking period.
- (d) No refunds will be given on cancelled Short Breaks, whether or not Bobbin Cottage remains available for the cancelled rental period.
- (e) Holiday cancellation insurance is not provided by Bobbin Cottage's owner and is not included in the price of the holiday. All holidaymakers are recommended to take independent advice on appropriate holiday insurance.
CANCELLATION OR CHANGES BY THE OWNER

In the event of the owner being unable to provide accommodation requested, at the time required by the Holidaymaker, and despite having issued a confirmation to the Holidaymaker, the owner shall try to provide information about accommodation of an equivalent type and standard in a similar location. If an alternative arrangement cannot be agreed then the owner shall refund to the Holidaymaker all monies paid to date including any deposit.
RESPONSIBILITIES OF THE HOLIDAYMAKER

During the period of the holiday, the Holidaymaker promises:-

(a) That the number of people occupying the property will not exceed the number stated on the booking form. Exceeding this number entitles the owner (and their agents) to refuse permission to the Holidaymaker to occupy the property or to eject them from the property. If this happens the booking will be deemed as cancelled by the Holidaymaker and the rental contract, verbal or otherwise, as null and void. The full charge for the rental period shall be retained by the owner. The Holidaymaker shall have no claim against the owner for any type of compensation;
- (b) That the property will be used solely for the purpose of a holiday by the Holidaymaker and their party;
- (c) To show due consideration for other people and neighbours. If the Holidaymaker or their party damages or abuses Bobbin Cottage or displays dangerous, illegal, offensive or rude behaviour to the Owner, or any third parties, then the Owner (and their agents) has the right to ask the Holidaymaker to leave the accommodation before the end of the rental period. If this happens the booking will be deemed as cancelled by the Holidaymaker and the rental contract, verbal or otherwise, as null and void. The full charge for the rental period shall be retained by the owner. The Holidaymaker shall have no claim against the owner for any type of compensation;
- (d) To allow the Property Owner or their representatives access to the property at any reasonable time during the rental period;
- (e) To keep the property and all furniture, utensils, equipment, fixtures and fittings in or on the property in the same state of repair and condition as at the commencement of the holiday, and to ensure that at the end of the rental period the property is left in the same state of order and cleanliness in which it was found. The Property Owner reserves the right to levy an additional charge for any extra cleaning required after the Holidaymaker's occupancy.
- (f) To report as soon as possible to the Property Owner any breakages or damage which has occurred during the rental period and to reimburse the Property Owner with the cost of replacement. The Property Owner reserves the right to make a claim against the Holidaymaker for repair or loss as a result of damage they or their party has caused;
- (g) To notify all other members of the Holidaymaker's party of these conditions;
- (h) To arrive after 3 p.m. on the arrival day and to vacate the property by 10 a.m. on the day of departure, or at other times by prior arrangement with the Property Owner.
PETS
6.
- (a). If a Holidaymaker has more than 1 dog, or any type of pet other than a dog, the Property Owner and their agents can refuse to allow the Holidaymaker to take possession of Bobbin Cottage. Exceeding this number entitles the owner (and their agents) to refuse permission to the Holidaymaker to occupy the property or to eject them from the property. If this happens the booking will be deemed as cancelled by the Holidaymaker and the rental contract, verbal or otherwise, as null and void. The full charge for the rental period shall be retained by the owner. The Holidaymaker shall have no claim against the owner for any type of compensation;

(b) The Holidaymaker is liable for all damage caused by their pet. The Holidaymaker should remove all traces (inside and out) from the property of pet occupation before final departure. The Property Owner reserves the right to levy an additional charge for any extra cleaning required after the Holidaymaker's occupancy.
- (c) The Holidaymaker must not allow pets on beds or furniture in Bobbin Cottage.
- (d) Pets must not be left alone in the property at any time.
- (e) If the Holidaymaker breaks these conditions, the owner (and their agents) shall have the right to refuse permission to the Holidaymaker to occupy the property or to eject them from the property. If this happens the booking will be deemed as cancelled by the Holidaymaker and the rental contract, verbal or otherwise, as null and void. The full charge for the rental period shall be retained by the owner. The Holidaymaker shall have no claim against the owner for any type of compensation.
